Rio Linda Lodge and Cabins Rental Policies

RESERVATIONS AND CHARGES
At the time you make your reservation your credit card will be charged $300 per property reserved. If you have been approved for an accompanying pet(s) an additional $250/pet will be charged.

60 days prior to your arrival date a charge will be made to your credit card for the full rent and taxes due. If your reservation is made within 60 days of your arrival date all deposits, rents and taxes will be charged at the time you make the reservation.

We only accept payment by credit card and prior to arrival. If the credit card charge is declined your reservation will automatically be cancelled.

DEPOSITS
A basic make ready fee of $50 for the cabin and $75 for the lodge will be retained from your deposit. These amounts represent the costs to make the units ready for our next guests. They reflect the expectation that the properties are left clean and the check out instructions have been followed. If you are messy and the make ready folks have to spend extra time cleaning up after you – the additional costs WILL be deducted from your deposit.

Registered guests are responsible for any damages beyond normal wear and tear to any of our properties and their contents. We do not expect damages or theft, but it sometimes occurs. We carefully check our properties upon your check-out. So please do not take anything from the houses such pillows, linens, towels, utensils or anything else. If something is missing or damaged, we will charge the retail price for replacing said item to the guest’s credit card on file.

Deposits, less any deductions, will be credited back to your credit card within 2 weeks of your departure.

If these are rules you can live with – come on down. If not – PLEASE be someone else’s guest!

CANCELLATION
There is a $25.00 cancellation fee for reservations which cancel more than 45 days from arrival. This allows us time to re-book.

If you cancel with less that 45 day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a partial refund may be made, less a $250 rebooking fee.

CHECK IN/CHECK OUT
Check-in: 4:00 PM. - please make sure everything is to your satisfaction. If you have a problem with the property, please let us know immediately.

Check-out: 11:00 AM – please follow check-out procedures to ensure a prompt and full return of your deposit.

ADDRESSES AND ACCESS
The lodge address is 7840 River Road New Braunfels TX 78132
The cabins are at 7830 River Road New Braunfels TX 78132.
Cabin 1 is on the left as you face the building from the road. The code lock entrance to cabin 1 is from the porch facing the river.
Cabin 2 is on the right as you face the building from the road. The code lock entrance to cabin 2 is up the ramp on the right hand side of the building.

All units are accessed via a code lock. The code is given to you once the credit card charge for your stay has been approved.

SMOKING
As a former smoker, I know that if you are still smoking – you are committed and you are tired of being hassled. OK – I will make this short and sweet:

1. Do not smoke inside. If you do I will keep your entire deposit AND call down a voodoo curse on you and yours.
2. Use an ashtray when you smoke outside. Don’t leave cigarette butts on my property or …see 1 above.
3. Have one for me .

PETS
Pets may be allowed on a case by case basis. An additional deposit of $250 per pet is required. Please call to make arrangements. Pets must be pre-approved. Pets must be in a container if left unattended. Please pick up after your pets. No pit bulls or Rottweiler's. I have dogs and want to travel with my pets. That is why I allow pets. Please be thoughtful so I don’t regret letting your dogs come to my house.

MAXIMUM CAPACITY
The maximum capacity for the lodge is 6 people. Each cabin is limited to a maximum of 4. Please make sure you have prior approval if you deviate from these limitations.

PLEASE NOTE:
POOR CELL PHONE RECEPTION ON THE RIVER

Unless your cell service is ATT you may be unable to make or receive calls on your cell phone. Reception improves if you drive about 1 mile in either direction from the property. (don’t know why) The lodge has a land line – 830.964.3737- for your convenience.

WATER
The house water comes from the river. It is treated and tested, but I cannot assure that it is always completely safe. I provide a dispenser for 5 gallon water bottles. The best practice would be to bring a couple of 5 gallon bottles of water for cooking and drinking etc.

STEEP STEPS
The steps down to the river from the lodge are very steep – use with caution.

There is a ledge between the living room and the sun porch at the front of the lodge. Don’t let it catch you by surprise.

The driveway down to the river from the cabins is a little steep. Make sure you and any vehicles you take down there have enough get up and go to get up the incline.

HOUSE RULES:

1) It is the responsibility of the primary contact to ensure that all rules are followed by guests and visitors to the property.

2) All information provided in the rental agreement must be accurate and complete.

3) Fireworks and open flames are prohibited. Outdoor grilling is allowed only in barbque provided. Do not dump ashes from the grills on the ground. Dispose of them in a trash can once you are sure all embers are extinguished. Please clean the grills after using.

4) Noise must be controlled with no loud music after 11:00pm.

5) Parking must be on the driveway only due to sprinkler system and septic lateral lines underneath all grassy areas. Renters must park so as to not interfere with the driveway of the neighboring house(s). The lodge has parking for 4 cars. Cabins 1 and 2 have parking for 2 cars.

6) Do not put paper towels, hygiene items, diapers, grease, chemicals, or other harsh items in the toilets or drains due to septic system requirements.

7) No tent camping is allowed.

8) If you bring your pet, please do not leave it unattended unless it is crated and does not bark. Please clean up after your pet. Please, do not bring a pet without prior approval.

9) Make sure your pets and children are not left unattended. River Rd can be quite busy and dangerous – especially in the summer. The river, while fun and beautiful, needs to be treated with respect and caution.

10) PLEASE – do NOT smoke inside. Your deposit is subject to forfeit if you do.
Dispose of cigarette butts in ashtrays – not on the ground.

CHECK OUT PROCEDURES:

1. Check out time is 11:00am.
2. Please remove all of the bedding (including the mattress pad and pillow cases) and leave on the floor by the bed.
3. Please put all used towels in the bathroom on the floor.
4. Please wash, dry and replace all dishes, glasses and utensils.
5. Please wipe down all counter tops and sweep floor.
6. Please set the thermostat to 78 degrees and turn off the window units.
